You get the wall jump ability after you fight Baraka. Go back to the Wu Shi Academy and jump on rooftops to reach the top of the wall. Run along the top of it until you see a statue. Break the statue with your Fist of Ruin technique. Run past the broken statue and drop into the courtyard to grab the Wall Jump ability Koin.

To get the swing ability you have to beat Goro. After you save your game at the save point, go to the far left of the area and jump in the Gateway that appeared. You pop out in the Dead Pool. You have to throw/launch enemies onto the five hooks. When you get an enemy on each of the hooks the Pole Swing ability Koin should appear.
