Yeah, you need one to play online. Unfortunately, they aren't available with rental, only purchase of the game. However, you can buy an online pass through Xbox Live/PSN for use with your rental if you want, but I don't know if it's really worth the money.

Basically, since the publishers of the games have put these online passes in place, you really can't count on being able to play multiplayer on any game you rent.
